A nine-minute walk to Fountain Square Theatre. Ideal for relocating executives or consulting teams sharing a single address.

Gut-renovated to the studs in 2015. Reclaimed barn beams across the ceiling, original hardwood refinished by hand, Carrara marble behind the range, and a fenced garden out back with tomatoes, a Traeger grill, and a small brook that actually bubbles. A nineteen-minute walk to Lucas Oil Stadium, a two-minute drive to Gainbridge, and five minutes to Eli Lilly HQ. The only one of our three homes that accepts a pet (30+ night stays only).

A 2020 new-build with everything on one level, vaulted to fourteen and sixteen feet at the peak. An 86" TV with surround sound (one guest photographed the model number on their way out), a full spice rack in the kitchen, and a quiet residential block a short drive from downtown. Attached two-car garage with a Level 2 Tesla/EV charger — a real draw for travel medical and corporate guests on longer assignments.

30+ day stays are exempt from Indianapolis hospitality taxes — saving guests approximately 10% vs. an equivalent hotel stay. This exemption is automatic on direct bookings of 30 nights or more and applies across all three properties.

Net-30 invoicing, W-9 on request, and consolidated billing across multiple stays or properties available for corporate and insurance clients. Corporate and 30+ day stays get a monthly bundled rate that includes:
- All utilities (electric, gas, water)
- High-speed Wi-Fi (132 Mbps at Sanders, fiber at all three)
- Weekly or biweekly housekeeping (your choice)
- Linens, towels, full kitchen equipment, parking
A one-time cleaning and turnover fee applies at the start of the stay. Indiana state and Marion County lodging taxes are exempt by law for stays of 30 nights or longer — a meaningful saving versus a hotel or extended-stay property. No service fees, no booking fees, no resort fees.
Corporate and insurance bookings use a written lease addendum, not the leisure cancellation policy. Standard terms:
- 30+ days before check-in — full refund of deposit.
- Inside 30 days — prorated refund based on the lease.
- Date changes — one no-charge change permitted, subject to availability.
- Insurance displacement extensions — in 30-day increments with 7 days notice.
