Closer to everything than you'd think.

Everything we host is a short walk or drive from the places most people come to Indianapolis for. Lucas Oil Stadium for the Colts, Gainbridge Fieldhouse for the Pacers, the Indiana Convention Center for Gen Con, FDIC, and the thirty-odd conventions that fill downtown each year.

On the medical side: the downtown hospital corridor — IU Health, Eskenazi, Ascension St. Vincent — is a short drive from all three homes. Eli Lilly's corporate campus is just across the canal. And Fountain Square itself, where two of the three properties sit, has become one of the most reliably interesting neighborhoods in the city.

Circle City BnBs is a small Indianapolis hospitality company with three professionally managed homes in Fountain Square and Bates-Hendricks — two of the city's most walkable, most established residential neighborhoods.

We serve a mix of weekend leisure, event weekends, and extended stays for corporate, medical, and insurance housing. Each home was selected, renovated, and furnished with intention. We charge the same nightly rate everywhere — Airbnb, Vrbo, Booking.com, and here. The difference is the service fee the platforms add on top, which typically runs around fifteen percent. Book direct and you skip that fee entirely. Same home, same keys, lower total.

Direct bookings:

  • 14+ days before check-in — full refund.
  • 7 to 14 days before check-in — 50% refund.
  • Inside 7 days — non-refundable.

Want full flexibility? Add the optional trip-protection coverage at checkout from a third-party provider for refundable cancellation up to the day of arrival. Corporate and insurance bookings have separate terms documented in the lease.

One pet under 50 lbs is welcome at The Sanders only, on stays of 30 nights or longer, booked directly through us. A $5 per night pet fee plus a $200 one-time deep-clean fee applies. Restricted breeds: Pit Bull, Rottweiler, Doberman, German Shepherd, Akita, Chow Chow, and Wolf hybrids. The Olive and The Spruce remain pet-free.
Free parking at all three homes. The Olive and Sanders have detached two-car garages. The Spruce has an attached two-car garage with a Level 2 Tesla/EV charger. Street parking is also available.
Self check-in with a keypad. Check in after 3:00 PM, check out by 10:00 AM. No keys to manage, no front desk. You'll receive your entry code the day before arrival.
